The following is required from you as the broker:

- A fully completed point file or hand written application please be sure to include the credit report. Please be sure you are using the correct broker address on page 4 of the application that fits the lender and program desired. Some brokers have multiple addresses.

- Your fees listed on the GFE (initial fees worksheet in point), we will complete lender and Closing/Title Agent's fees as per new GFE regulations.

- A fully completed loan submission form found here. All lender (including AE info) information must be completed along with the closing agent info. No need to fill in for appraiser.

- Copy of your company letterhead so we can type up a borrowers missing items list for you.

- Username and password for credit agency (please note some lenders require specific credit
agencies, some agencies have re-issue user name and passwords). We must have all info to
upload the file to the lender of your choice for an online approval.

- You must put what the YSP is expected on the initial fee worksheet (GFE) and what points you will be charging for the rate you require. Please keep in mind this amount can NOT raise prior to closing as per new RESPA regulations.

- Please note we must know the property type as the new GFE requires all Condo and PUD info to be included. Please note any fees missing on the GFE will affect broker's commission. If the property is a PUD or Condo the association information (Name and phone number) is required by RGP prior to completing the GFE and application package.

Once all the above is received we will contact the closing agent for a preliminary HUD prior to completing the application, this is a must with the new RESPA/GFE Regulations. We will not
move forward with any files until all above is received including the prelim HUD. We will then
either email you a complete app pack, including all required disclosures from the lender and state specific or Mail/UPS to the borrower with a return envelope to RGP. Along with a
complete missing items list. We will also run the loan at this time with the lender of your
choice for an online approval.

We will submit your file once all lenders required conditions as per online findings or
pre-approval are received not before.

- You now have to lock your own loans and provide RGP with a copy of the rate lock
confirmation. Please forward to RGP as soon as you lock since some lenders consider
this to be a change circumstance.

- You will need to notify RGP ASAP as to any changes to the loan as this is considered a
change circumstance and need to be sent to some lenders within 24 hours of the change.

Please note that since all lenders are reading the new GFE regulation differently this has
become a long difficult process, we are doing all we can to keep up with each lenders
requirements but will not be held responsible for closing agents errors or brokers errors
pertaining to fees. It is still your responsibility to review the application package/GFE sent for
any errors. Please be sure to notify RGP with any errors so we can forward a new application
package to you and/or the borrower. Please keep in mind we do add fees such as survey and
home inspection when applicable as to not to have issues at closing.

All brokers will receive an invoice from RGP once the files are scheduled for closing. We can
not charge the borrower on the HUD therefore it is the broker's responsibility to pay this invoice in a timely manner.
